No we did not go with full contract. If this is your house where you are going to reside, I would strongly recommend against full contract. That is complex and often leads to quarrels.

Our Labour contract rates for reference

28k per chadra including RCC sump of 18k liters.
8 inch concrete block construction

Calculated based on slab to slab.

If we had gone for 6 inch bricks , our mestri was ready for 27k per Chandra.
27k for is less for the work you have described for! please be watchful later you should not get in to the arguments.
if you know the details of the work its fine.
for example, when we constructed a sump we have asked the mason to fill the water without plastering and without filling the soil around, and show us that there is no leakage! it took 15 days to finish the sump work with this quality.
generally in 5 days people will try to finish the work. extra 10 days will cost him if we don't pay we will not get that work.
and people will say that after plastering or fixing the tails water will not leak out of sump, but it will start leaking after some time. if there is no proper curing it will start leaking immediately.
if you know the process then it will then the amount is not sufficient for the labor contractor, there may be an argument later (towards the end when he realized that he is not going to get any money)
in 2019 i have given a labor contract for 27.5K and the contractor could not able save 50k after working for an year.
you know in the last 2 years because of the covid pandemic labor rate has increased by 25% i am wondering how can he do it for 27K now?

2-3 days is good enough to test water leakage in sump. If it doesn't leak in 2-3 days it won't leak for 15 days either. Off course RCC sump work is more as centring and bar bending work is more and has to be done in 2 phases. For us it took 3 phases as we had to strengthen the bottom base due to one of the mistakes we committed. However I do not agree on profit part.

Cost for

Centring is 25 RS per sq ft
Bar bending is 2500 Rs per chadra

Male labour - 600 Rs
Women labour - 400 Rs
Gaare - 1100 Rs
Mestri ( if he also works ) - 1500 Rs

He should make good profit of 2 lakhs for 40 chadra (in our case )at least with these charges.

Full contract will be from 1500 to 2000 depends upon material used.
1500 for basic package woth manual bricks, priya cement, meenakshi tmt, msand, staller fittings etc
1600 for hydraulic bricks, birla cement, msand, kajaria tiles, jaguar florentine etc
1800 psft for red bricks wire cut, birla, jsw, etc

I had done hydraulic bricks at 1600 and contractor finished in 8 months G plus 3, work done honestly with agreed billed quantity

Labour contractors vs material contractors in Bangalore.
1) labour contractors rate for residential building is 28k to 32k depends upon location.

A) material contractors rates residential building starts from 1600sqft to 1800 sqft depends on material specifications.

2) labour contractors will supervise and handle only civil works.most of cases you have handle electrian, plumber, carpenter,and painter.

B) Material contractors will handle and supervise all works to be carried out on time.

3) labour contractors Case --- you have order and arrange material.this is difficult task to check quality and quantity also.

c) material contractors will arrange all materials as per agreement contract specifications. Only you check quality in site.

Building constructions curing (RCC , Wall, plastering) is important activity for the strength of Building.

4) labour contractors case-- curing work is horrible from these people.

d) Material contractors will take care curing etc

5) Material consumption depends up Manpower skills. Which may cost more if supervise not done regularly.

e) Standard work is also important as per building code. Nat bending steel rebate for footing, column, beam and slab.

Above words noted by experience in building construction field.
Make agreement between you and Contractors (labour, material) with work details specifications.

There were 2 other building which started along with ours and have already completed G+2 floor with plastering completed and we are still in first floor. Off course there was nil curing and quality definitely seems questionable. And they both were material contracts. Most of the contractors will take a ride of innocent people.

So any one want who to go for contract , please do talk on curing durations.mandatory 15 days for every slab curing, at least 3-5 days of curing of lintel before work commences again. Most of contractors will even talk on loading slab with bricks on slab even before 2 week curing period. Avoid such calls.

True, most contractors are not professional and transparent. They take consumer like us granted for getting more profits.

Research a lot by talking to old geneuine owners

Hello Friends,

As i mentioned before i was planning to construct house on our 30*40 west facing non BBMP site which got delayed, but we finalised now and plan to start construction from mid of NOV.

Current plan is to construct 2 BHK in ground floor and 2BHK + 1 BHK in first floor and planning(structural+ Floor plan) will be done for total 3 floor for future development.

Yesterday we finalised the Bore point with Geologist and he assured that we will get 2 inch of water but need to dig till 1050ft. This is all the current status.

Now i would like to know the step by step procedures from now ON till start of construction( also during construction) floor plan,structural design etc.

As we decided to go for borewell also please let me know any genuine or reasonable BOREWELL company for digging bore.

Please share your guidance or sort of pointer would be great help.
