I have attached here a copy of quotation i got from a friend. He has got it from a contractor and I am planning to go to the same person. Could you please review and let me know the positive and negatives of this quotation, what points i can negotiate on, and if it seems reasonable.

Your quotation looks like a standard one in the industry.One good point is he is using red bricks which many contractors don't use and recommend cement blocks to save labor.
you can ask for the below :
Agreed rate for stilt floor = 70% and not 80%
TMT steel - Ask him Indus steel
Galzed tiles - ask him for 50 rs and not 40 rs
Kitchen - ask him granite sink and not steel because steel makes a lot of noise and is not durable as that of granite
ask him for a gate also
In addition to this if you can reduce the rate to 5 t0 10K from the existing 1,55K then it will be great as most of the things are common across bangalore.

Thanks ausraja for the feedback. Even I felt stilt is a bit costly. I will negotiate based on these points. Any other feedback please?

After all the leg work I am almost near to start construction. After a few additions mainly additional windows, gas piping work, separate drinking water sump and tank etc the final price went up by another 3-4lac. I was able to get few additional things like gate tiles for parking and stairs etc. But i am still not able to negotiate on the stilt flooring price. I am a bit sceptical about paying 80% of agreed rate for stilt. Please let me know your thoughts about the overall price. One good thing was although the quotation was 8 months old the agreed rate remains same. It would really help to get some feedback on the overall rate.
