The steel prices have again increased as the rate is 46000 /ton for 415 ISI TMT now whereas it was 43800/ton 2 weeks back.

I have given item-wise contract(material+labour) for Civil work and labour contract for carpentry, Electrical, Plumbing, Tiles. Even in item-wise contract, the steel is supplied by me and also the brick supplier, cement brands are fixed and also curing time/frequency. Also cement/sand/Jally mixing ratio is monitored very closely. During footing/plinth/roof/column cating work, one of my friend used to check the mixing ratio used by the gang for each load. Also every load of sand is inspected for excess mud content. My architect who is also structural engineer visits on need basis or every 2 weeks.

I am in the stage where Civil works are almost complete while rest are in progress. I feel, one certainly needs to monitor the construction personally or by a reliable site supervisor/engineer/relative daily if the contract is NOT full contract to ensure that quality work is carried out. I also find that having a watchman who is also experienced mason working in the construction helps have additional channel of info in addition to the site supervisor. It does require a lot of personal time to monitor the construction on daily basis as well as to supply material to Electrician/Carpenter. Last but not the least, it is desirable if architect, civil contractor, watchman and others are appointed independently/directly from your known sources to get unbiased inputs during the construction and also to have better control on them.

I strongly recommend BHARATH TRADERS for all plumbing materials (in South Bangalore), who gave me good materials and considerbly a great price (when compared with other vendors in the vicinity)..!!

bought 30bags zuari 43 grade for rs 325

i just dont trust anybody i monitor evrything bymyself i visit my site 2 times in a day morning before mixing the cement and wil lget to know the work need to be done and later in the evenin i will seee ther work n as well monitor the materials they have used especially cement n after 2 floors got to know quantity of steel,cement might consume for each floor so according to that i provide materials .... sometimes its difficult to get good work from them n also some time they do waste materials especially cement ...n i keep track on materials ....i have seen few workers especially watchman sellin steel n few plastic pipes electrical n plumbing materials to scrap shop ... keep materials in safe place n dont give any oppurtunity to these workers or any outsiders

sand 450+cft rs23200 per load
