Feel one side where you have balcony, there is column that might be required
check if parking depth is planned as per car you own now and if you wish to change or upgrade in future
stairscase thread and raiser not as per standard, elderly people may get joints pain
like this there are few points that can be considered to architectural standard and it can be made better.

General comments
1> Riser of 6.75 inches for stairs from ground to first would be slightly inconvenient for older people. 6 inches would be best. But you can make it little more also, if you start the ground floor steps early
2> May be in the Ground Floor, you reduce 1 bedroom so that you get more parking space. It might be an issue based on how many cars/bikes you want inside
3> In case of duplex, my preference is to have some place with double ceiling so that the house looks connected.
