I have 40*60 plot(8th mile, sidedahalli) and I am planning to construct a G(full parking)+1+2+3.
Each floor will have a 3bhk and 2bhk house. (Not sure if we can accommodate it)
My question is what all can be the pros and cons for constructing such a building with 3bhk in front and 2bhk at back ? Or is it really possible to accomodate 3bhk and 2bhk in 2400 sqft plot ?
And have also noticed that @Visualizer mentioning about installing transformer if the build-up is more than 6k sqft.
Is there any other cons that should be considered before going for consultation ?

It is definitely possible, assuming you go with something like 2200 sqt ft every floor, 900 for 2 BHK, 1100 for 3 BHK, about 100 for stairs and lift..
Transformer needs to be installed when area exceeds 500 sq meters, approx 5400 sq ft.. (there was a rule to extend it to 800 sq meters, but they reversed it for some strange reason)
BBMP bribes are also based on the number of kitchens..
Houses will be too small and crammed.. rooms will probably be max 10 x 10, inefficient lighting and ventilation..

Yes, the transformer rule is seriously not good for house owners who plan to build 5400 sqft plus houses.
I am planning to divide this 40*60 plot into 2 and then get 2 connections. Not sure if it's possible. And this will also give me 2 bwssb connection. I am just thinking of this. I should discuss this with my architect.

You can't divide or join two sites arbitrarily. That's not possible. you will not be able to avoid transformer even if you build two buildings with set back.Do consult a good engineer/architect before even planning as you need to sort out all these stuffs.

This is seriously very bad. How can we small owners have 15-17L in a property ?
There is no way we can avoid a transformer which exceeds 500 sqmts ?
