Query regarding TDS when NRI buys property

Hi,

Im planning to buy property and i was wondering how to pay the TDS. Currently i'm out of station and would be treated as NRI.
I have tried to make the payment through 26QB, but the form was asking me to submit 27Q as im an NRI.
Could someone please share the process and let me know if this can be taken through online(net banking).
