Land Regularization

Hello,

We are currently living in a house which we bought sometime in 1990, but the house was originally built in 1979. When the house was constructed on the 30X40 site, the compiund wall was built with an extra 3 feet of additional land on only the east side of the plot. Although our records show the property as a 30X40 site, there is an additional 3 feet on one side. What can we do to legalize this? Any advice would be very helpful.
