I own a site in Bank Officers Layout(Narayana Nagar, Doddakalasandra). Need suggestions on if retaining this site for few more years is worth or selling at this stage is a good option. Below are my views.
1. I see construction activity in these layouts is very slow and it may take few more years to develop.
2. South Bangalore property appreciation is not much compared to Layouts in North Bangalore
3. No developmental activities like IT companies in this area
4. I don't think BBMP is in a position to lay roads in the near future in this layouts.
5. Cauvery water may be available soon in this layout.
6. Wide roads and clean residential environment in these layouts compared to any other layouts.
7. Once metro comes, there may be some activity in this area.
Let us know your views/suggestions on this.

Kanakapura road itself will see immense development in next few years. There are many big builders project such as prestige, mantri, puravankara, brigade, shobha and nitesh from konanakunte signal till nice road. Along with it commercial space, malls are in development plans by various developers. Coupled with metro connectivity, well planned residential layouts and cauvery water supply this stretch will fetch better returns in coming 4-5 years. The negative point is no development plans of industrial corridors which can create huge demand for location. But where else do you get huge well planned residential locality like anjanapura, BSK6th stage, narayana nagar, BCMC layout etc.. in any other part of bangalore. If you are looking from investment purpose may be there might be other better options, but for residential purpose I donot see any better localities than stretches around kanakpura road.
Growth of any locality will be slow initially and will grow exponentially once some developments happen. So I am expecting huge (may be unbelievable) changes in these localities in next 4-5 years. Development activities for layout will happen obviously once there is a considerable living population.
