Hi Need info to get Plan approval from BDA

Hi All,

I am planning to construct G+1 at SMV layout 7th Block Further extension on 1200 sq ft site.
I am not sure whom to approach for getting plan approval. Please provide your inputs or references on BDA approved engineer, BDA office to get approval, approval process and time it takes.
Also, please give me your contractor reference for Material contract.

FIRST U NEED THE DOCUMENTS LIKE SALE DEED,KHATA CERTIFICATE,EC ,UP-TO DATE TAX PAID RECEIPT ETC .LATER U NEED TO MAKE PLAN FROM REG ENGG AND SUBMIT TO UR LINKED BDA OFFICE. U CAN MAKE IT ON YOUR OWN WITH PAYING govt FEES in canara BANK ,BDA MAIN OFFICE.I MAY TAKE AROUND 10 Days

Hi,

It would be very helpful, if some one can throw light on how much would be the cost of such approval.
My plot size is 12 sq.meters by 9 sq.meters (ie. 1,165 sq.ft) and I am planning to build Ground floor about 850 sq.ft

Note : It is a BDA plot, so I will be applying to BDA.

Hi members,

As Sandeep said,
I paid 3000/- for drawings and Rs 25080/- as government charges to get approval( G+1+0.5 floor ).
This doesnt include Road cutting charges.Whole process took 15 days.

I am planning to apply for building permission approval this Saturday. Just wanted to know what are the documents that need to be submitted along with the blue print for this purpose. As far as I know, we need to submit photo copies of 1) Sale Deed, 2) Khatha 3) EC, 4) Up to date Tax paid receipt.

Any other document that needs to be submitted? Your responses would be highly appreciated.

Dear all,

Need your advise please. Me too applying for building sanction plan approval to BDA this week.
My architech(licensed BDA) has prepared the blue prints to be submitted for building plan sanction approval from BDA.
For BDA approval, He has made a plan of ground floor stilt car parking, and then First, second & third floor as built up area for house. But, the actual plan is Ground+first floor duplex house & second floor another 2 BHK house.

When asked him, why such a major difference in approval plan Vs actual plan, he says that is the norm everybody follows, because by doing so we get a higher building height permissions.

I am going for loan for construction, hence will the bank object this if the actual house is different from the approved building plan by BDA.

Friends, can you please advise the implications of these. Your inputs will be highly appreciated.

I got the building sanction plan approved from BDA in one day only.

Total estimated cost of house construction (3 Floors): Rs 35 Lakhs/=
BDA fees (Challan): Rs 46,000/=
Bribe : Rs 9000/=
Total charges : Rs 55,000

Is bda still responsible for plan approval of bda plots? I heard from multiple agents that bda no longer do plan approvals and we need to get it from bbmp only. Is this true?
