Hi
I am constructing a duplex house in a 30x40 plot which comes under bbmp road width 9.~ mtrs. I had got plan approval for stilt+3 floors with a plan to construct 3rd floor later. Now I feel I can only afford a small house in the ground floor and rest for parking and 3rd floor I may not be able to construct. I should have thought about it during approval but the other plan looked better at that time. In order to make these changes should I get my approved plan modified and approved again or since I am anyway not building the 3rd floor can i go ahead and build the ground floor part?

I think there is no problem with constructing a smaller house than what is in the approved plan. Only if you go more area/floors than approved plan there will be problems.

In my case the number of floors remain same, but I don't have approval for house in ground floor but only approval in third floor - but now i want to cancel third and build third floor. Also I see many people building half of ground and rest parking plus three floors. is that legal? any idea?

This logic does not hold good wrt bylaws. If you have taken permission for stilt parking, then it is not taken into account for the FAR ratio, however if you want to construct in the ground floor with parking, then it would get considered for FAR calculation. If you go ahead with the newer construction plan then it amounts to violation and BBMP guys will not give road cutting permission and NOC which is required for getting permanent power, unless you pay hefty bribes.
It would be better to get the approval for the modified plan, else go for stilt parking + 2 floors if you do not want to construct the 3rd floor. This does not have amount to any violation. However the current plan would be good only for 2 years after which if you plan to construct you need to apply once again for permission. The fees that you would have paid for the 3rd floor approval would be a loss for you.

Thanks for your replies. I don't want to go to those guys again (already tired of it once ) Will think of making use of the third floor only instead of altering the plan.
