Basement for commercial rental

Hi,

I have a 3200 sft plot.
I plan to build it for commercial rental. There are commercial buildings around my site.

My architect is suggesting to construct a basement with 5 ft above the ground level. He believes I can rent out basement.
Constructing the basement would cost at least 30% higher than the other floors.

What I am not sure is whether I will be able to rent out the basement?
Please advise.

RJB,

If the area has commercial potential you should definitely consider basement floor.

We have a full size basement built for our house and I had a tough time getting the plan approved. Here are few things to note from my experience:
1. BBMP is not giving permission for basement unless your site is above 2400sqt size
2. BBMP will not give permission for full basement unless the purpose is parking.
3. If you mention that your purpose is Gym, Home theater or something like that, they will give only 20-25% of site area approval for basement. That also has to have only internal access
4. If your purpose is parking, then the plan for approval has to have requirement of 2m (almost 7 feet). Also they will ask you to leave almost 36 feet ramp for car park.
5. The maximum allowed height above the ground is only 1 meter (don't remember exactly) but you can check with BBMP official or agent. You can deviate a bit and go upto 5ft because there is ambiguity of measurement from center of road or the drainage level.

I gave my plan to one agent who gave up after 2 months of time pass. The second one wasted almost 1 month of my time. The third one was ultra-fast and got me the inspection/verbal approval in less than 3 weeks. The signed plan got delayed by 3 weeks as we had Karnataka election in May 2012.

One more word of caution is that just don't blindly trust your Architect to get everything done. They have their limitations too. You should be willing to explore and question sometimes. I read the complete BBMP Bye Laws document myself and came up with the right idea for plan to get full basement approved.
