I have come across a brand new property built on 30x40 site. Should I buy or not? Any experts there who can guide me?
- B khatha propery
- no plan approval
- built area 3300 sq ft (G+3)
- DC converted
- built on Jan 2014
- land docs are clear. No issue with land.
- have New PID to site - so we can pay taxes online.
property is very close to main road and seller claims we can regularize once akrama sakrama notification is comes-out. is there any risk purchasing this property?
is it possible to regularize this once akarama-sakrama comes (after shell-out of few lakhs) into effect?

B katha with conversion then pay Betterment charges and regularise, Akrama Sakrama fees for unauthorised layouts/builings,
check building deviation is within 50%? if it is then Ok
