discrepancy between surveyors' doc and sanction plan

Hi Friends,
as my name suggests, am still a house hunter and need your help for one issue

I am doing a legal verification for one of the apartments in bangalore.
what is observed by me (yet to consult a lawer) that, there's a discrepancy between surveyor's document for the plan and the actual sanction plan.

surveyor has shown that, there's a road on one side, while the BBMP sanctioned plan shows that portion as a private property.
when I asked this to the builder, he told that, it was a mistake by a surveryor while doing the survey.
I should not worry about that and only refer to BBMP sanctioned plan for any verification.

Can you suggest me something on this. is it ok to ignore survey done and refer only sanction plan?
I really like to property and willing to go for it if no such issues found.

Hi House Hunter,

surveyer's Document is from govt or private person. check that first. Govt surveyor work will be authenticated one.

since it is an apartment, most of the owners would have got loan from diff banks for the property and check whether any bank raised the same issue and how they resolved or etc..

Check with your lawyer and bank.
