cmc aproved apartment in B khata land

dear all
i am planing to buy a resale apartment in bommanahally built in 2004.the apartment is on B KHATHA Land, has sanction plan from CMC ,and betterment charges paid and applied for BBMP Khatta. can anybody please advice me the risk and future financial implications.i will have to pay a higher price for this property.is this property illegal?will i have to pay hefty amount during akrama sakrama for ratifying such property.
