Buying House in JP Nagar 8th Phase 2nd Block

Hi Friends,

I am planning to buy a newly constructed house in JP Nagar 8th Phase 2nd Block located opposite to Royal County park. This is a 4BHK ( Ground Floor parking + 1HK, 2 Floor 1 Hall+ Kitchen + 1 Bedroom, 3rd Floor 2 Bedrooms) 1900 SqFt fully furnished with all woodwork and with Granite flooring. Plot a 20*30 BDA alotted, Builder is quoting 69 lacs + reg.

Want to know if this price is appropriate and if the locality is good. There are few other houses which are on sale in the same location in the same price range.

Jp nagar 8th phase 2nd phase is 5000/sqft. ----- 600x5000=3000000
Builtup area:600x3=1800
construction cost :1800x1750(premium rate per sqft)=315000.
Max you can pay 62Lakhs without registration charges.Bargain with the builder for max 62to 63 lakhs.
