Hi All,
I have a query regarding Khatha transfer.
Planning to buy a house, the owner MR X is expired and katha is in his name.But his wife is legal nominee .
Now in order to buy that house, does the khatha needs to changed in the name of house owners wife or with existing khatha can i got ahead with registration ?

Dear santhosh,
At the out set to purchase property, it is mandatory to have khata in the name of seller.
But irrespective of nominee, please purchase property from all the legal Representatives of Mr.X.
without legal testamentary like gift,will or any other documents, title will not pass on any nominees.
