Clarification required on Registration procedure for apartme

Request for clarification how builders provide the registration of Apartments which is under construction.

Is UDS and flat registered together after completion of construction?

Do the builders first register the UDS in our name, once 50% payment of total cost is done and do the registration of flat after completion.

Can any one provide me the points to be taken care in a) Sale agreement (UDS) and b) Construction agreement
