is it neccessary that evry year the rental agreement sholud be renewed after the expiry pf 11 months, is it ok in the old agreement itself , if both the ownes and tenant endorse for further period of 11 months.

It is advisable to have it renewed. Most of the cases it is not done. If you believe your owner might create issues then better get it renewed.

Dear Raj,
If there is clause for mutual extension in the agreement, then extension by way of endorsement may holds good, Any how it is also open for you to go for fresh extension of lease deed if it is required. But as for as jural relationship of tenant and owner binding is concern endorsement is enough and has legal santity..
