I own a Ground Floor house in an 60x40 plot built 3 years ago..My architect then has designed for 2 more floors above. Now i would like to build my First and second floor , can any one please tell me what would be the approximate cost of construction including plumbing and electrical per sq.feet.
I would like to use sal wood frames, and Honne shutters for all doors and teek wood shutters for puja and main door.
Using tiles with a basic price of 50/sft.
One contractor gave me a quote of 1000/sq.ft. Does this look reasonable?

Rs.1000/sq.ft looks very exciting offer. But with today raw material and labour costs, even for an acceptable quality work it needs Rs.1,500/sq.ft i.e. 1.5 lakhs per Square. When I was reading last week's 15th & 16th November Bangalore MIrror newpaper about the impact of the adulterated Sand which is used in construction everywhere nowadays, Expert says, "NO ASSURANCE THAT HOUSE WILL COLLAPSE IN 10 YEARS". He is the Head of the Indian Concrete Institute.Before taking any such decision, you need to do lot of groundwork on what you need and of what quality, not just the cost.
Many of the contractors use the very basic quality and cheaper material when they are giving such attractive Quotes. You must also look at the cost you will incur for the maintainance and repair or replacement of such consumable items at regular intervals in the coming days. Hence always target for good quality work which can be expensive but last longer and which takes very minimum maintenance work in the future. With the current raw material prices in the market, for genuine Sand(Atleast Rs. 26000/loan for genuine River Sand), Steel, Bricks, Cement, wood, stones, plumbing...etc and each contractor will have atleast double digit margin as his profit. With all these keeping in mind, can someone expect a descent quality work for Rs. 1000/sq.ft ??.
In My own experience: I reside in a rented house, which is mainly constructed for rental purpose. Its very spacious and in a descent locality and easily accessible to many of the daily requirements like Bus stop, Doctors, Educational Institutions, Grocery Shop, Vegetable Shop..etc. It about 10 years old. My owner is very much interested in increasing 10% hike every year. But doesn't give any importance for the amount he is spenting for the replacement and repair works. Few to say,
1) whenever there is rains for 2-3 days continuously, water seepage starts from the ceiling and will be there atlelast for 2-3 days. Owner made some patchwork, but it did not worked out. Problem is continuing.
2) Every alternate month I need to change atlelast one Bulb(Even CFL and LED Bulbs fails frequently) at any one electrical point due to bad quality of Electrical items used. some of the sockets makes sparking noise and some times, we are unable to remove the Plugs connected to them or breaks when we try. Some unknown brand is used.
3) Many of the water taps are getting leaky frequently and needs to be replaced every six months.
4) If we walk on certain areas inside the house, the floor tiles makes noise and we feel as if it is going to break.
5) the Ceramic tiles used in Kitchen and Bathroom walls, design is different for each side of the wall. Reason, contractor has used some stock clearance tiles i.e. the left out quantites.
6) There are lot of hair line cracks and some of clearly visible in some corners of the walls inspite of using the putty during the painting.
7) Sanitary Items(Commods & Flush) used in the bathrooms are always leaky need to use M-seal Frequently.
8) The Plywood used for the Wardrobes is of very cheap mateials, neither has strength nor performing the right functionality.
Fed up with such recurring things and I've decided to relocate shortly.
Even In Case, if you are constructing for rental purpose, atleast go for descent quality of materials. Remember you invest for white wash, Repairs and the Yearly Taxes for your asset, so that it should get descent returns for your investment.
If the tenants keeps changing regularly for this kind of issues, the amount you spent for repairs and also the value of the house comes down in a short period itself. Always if inferior quality Plumbing work made in the upper house, it directly impacts your ground floor also.

Contractor quoting 1000/ SFT, which is 100,000 per SQUARE, is NEXT TO IMPOSSIBLE, unless he has his innovative ways to further filter sand/ improvised RCC design, which would be wafer thin & so on !! DO not get into this. The general market rates for a decent ones as you have indicated in your specifications are close to 1.3L per square. If you yourself get into the labour contract, with higher grade of materials, you might end up having a better house at 1.3L per square.
With prices skyrocketing every now & then at every one's whims & fancies, you will not have a control over the quality of material used by the contractor.

Msn1270, you have provided a very graphic firsthand insight into the cost of poor quality. While it is suicidal to fall for these super attractive rates, I would like to caution my friends here that paying more is no guarantee of a better quality, unless we firstly appoint a contractor with a track of quality constructions, and clearly document the deliverables in terms of materials and quality agreed upon.

Most of the time the contractor quotes at the base minimal price assuming some rates, which are not prevailing at that time or the rates to those material which you will never use when it come to installation. eg they might say stilt floor parking tiles 30 rs/sqft. for this price you will get cement based tiles which you will never use, you would prefer industrial tiles which is at 38 rs/sqft. obviously the diff amount you have to pay the contractor. for bathroom he might have said basic models. now a days you will certainly think of adding single lever diverter + hand shower + overhead shower + wash basin + commode + flush tank. As per contractor he might have budgetted 1300 for commode + 800 for basin + 1000 for taps + extra total = 3.5k. Obviuosly you will not be satisfied with that arrangement and you will add diverter 1800rs + spout + lever = 2000 rs + handshower + rain or overhead shower 2000 rs + decent western commode 3500rs + good basin for 1500rs. Then you have to pay him the difference. This is for single bath room. you might have balcony where for contractor it is just the mould laying charge, but he may charge you account that as part of building rather than considering 0.25% of the cost. There are lot of hidden charges which you need to list it out and say this is what you want and the quote for the same. after all these if you get rs 1000/sqft then you are lucky.

I agree that it is impossible to do the construction for Rs1000 psft. Based on my experience so far, for a decent quality construction, you have to budget for
atleast Rs 1350. Current material and labour costs are very high and you need to be careful about the quality of basic materials especially sand as well as mixing ratio of cement/sand while negotiating with the contractor.
