Need info on Plots at Varthur

Hi,

I am planning to buy a 30 * 50 plot near Varthur police station. This is being developed by Sankalpa developers.
I have few queries on this.
1. What's the current rate in this area? Developer is quoting INR 1800 psft. Is this justifiable? There is no part, civic aminities etc., as such in this layout's plan.
2. Is the developer is reliable? He is stating that this layout comes under BBMP regulation and getting layout permissions and A katha is not a problem. Can we trust this developer? If someone who invested in this developers earlier projects, request your feedback.
3. Are there any layouts/re-selling happening in this area?

I am looking for immediate house construction, may be 2 or more floors and expecting rental income. What's the current rentals in this area?

Hi Realestate.s

I have visited this Sankalpa pearl layout near to the varthur police station. Now he is quoting INR 2100psft. I am thinking to proceed further. Have you bought any plot in this venture.

Hi Someswar,
I have booked a site in the same layout around 4 month back.Last month they gave the property documents.My Lawyer told they don't have Mother deed document and also some legal issue is there in RTC.Also its Panchayate "A" Khata NOT BBMP.if you are going for loan its difficult to get Bank lone for this property.Also if you are buying for investment then its difficult to sale the property in future.My lawyer advised NOT to go.
But you can trust on the Builder.They returned my booking amount(25k) immediately with out troubling :)

Thank you very much Harish. This is a very much valuable information.

Also I am getting lot of mails regarding this project. I haven't bought any plot in this layout because of some of my personal reasons. Hope the information provided by Harish will be very much helpful who so ever is looking for a plot in here.

Be aware that a layout needs to mandatorily provide civic amenities like park etc. if not they will not get approvals from BBMP or other authorities. Check on that aspect before taking the developer's word that getting permissions and A khata is not a problem.
