what is commencement certificate

Hello All

I am planning to buy an apartment.
My advocate is insisting on getting the commencement certificate of the project from the builder, but the builder says they did not take it from BDA.

Could some one tell me what is "commencement certificate" and how important is it?

Hi santhoma
The apartment you are planning to buy ,is it BDA approved ? or in the process of approval.Since many builder apply for BDA approval and then start the work with commencement certificate from BDA.Since the BDA takes at least 3-4 months(in case of large apartments) for approval ,they start the work .
