Opinion on Akshaya Nagar, Bannerghata road

Hi Guys

Could you please provide me some feedback on Akshaya nagar on Bannerghatta Road. Any information in general on any problems in approvals, surroundings etc.
Any kind of feedback would be helpful to me. Also if anyone knows what is the average rate here please do post here.

Hi Guys

Any info on this area? Please let me know if anyone has any info. Also I visited a layout called BTM Residency. Although the layout seemed to be good, there were a few big rocks and rocky areas in general around it. Any info on this area also would help me a lot in deciding. Thanks in advance.

Akshay nagar positives -

1)Wide roads
2) DLF making the Akshaynagar main road 80 feet. Lot of big apartments like Hiranandani, Mantri tallest tower etc coming near it.
3)near to bannerghatta road, electronic city, vijay bank layout - excellent hospitals, malls etc..
4) decent residential colony

Disadvantages:

1)Only private banks willl provide loan as it is not bda approved. Just DC converted. Need to go for akramasakrama later on for a "A" khata.
2)Bus frequency to main roads are less'
3)Make sure that if you buy a plot the buy one on the more elevaed side, as some of the areas are low lying and there is a rajakaluve(canal) that connects hulimavu lake to madivala lake that running though it. It would be dangerous to buy near rajakaluve as bbmp can come and demolish the prooperty any time.
4)Also some of the plots are in cases . if you drive in some of the aras, there will be some think like "OS Number XXX" written indicating civil court cases.

Just to add a few points more:

price in Akshay nagar would be 1300 to 1800 depending on the location

BTM Reisency is BDA approved layout. You would get loans for it. But the builder who did this layout is Citi Square is sort of a black listed developer. You can also check the previous bda sites archives about this developer. I wouldnt go for it.

Thank you very much for ur detailed response. I really appreciate you taking time to give such a detailed reply. It helps me a lot. I will enquire on these lines from the seller and see what he says. The plot I have seen comes close to a ganapathi temple located there. Would this be anywhere close to the canal that you mentioned?

please be sure you hire a good lawyer to go thru the documents, since most of properties in Akshay nagar have pending cases, I myself had finalised two properties last year but not satisfied with papers, infact I had taken opinion from 2-3 lawyers.

SimplyCar, I have seen a temple on the main road(50ft road) which is at a good height. Dont know if u r mentioning the same. Dont try to get anythign on main road as it is marked everywhere for widening. Regading the canal, you can get teh survery number of the property and visit the surveryors office(dont know where it is, guess nriputhanga road near rbi). Also make sure you get it verified by good lawyer.

Hi Yasif

I did not buy at that time as the person was quoting 2500 per sq ft and it was still a B Khata site. Plus I would have to pay betterment charges later. Layout also was not approved. So i thought amount was too high and so did not proceed. Now I am not sure what is state. I think it may have got A khata now.
