Please Advise- Before Signing Agreement

Dear All,

I have a proposal like half acre commercially converted on NH7, 11 kms from Airport towards Chick ballapur, but the agent is forcing to sign the agreement with 30% payment as he says seller is selling it less than market/guidance value.

Legal opinion is positive but nowadays no one is giving land loan.

My plan is put board on the site for few days & also ad in news paper before siging the agreement.

Is there any other way i can know if the seller has any other agreements.

Please advise what all i need to take care before signing a agreement
