Advice Needed: Survey Number Discrepancy in Property Documents

I am planning to purchase a 30x40 plot in the SMV layout. This plot was originally allotted to Person A by the BDA in August 2024. Person A sold it to Person B in October 2024, and Person B sold it to Person C in the first week of December 2024. If I decide to proceed, I will have to buy the plot from Person C.

When I inquired about the rapid succession of three transactions within three months, the seller explained that Person B and Person C are in the real estate business and often buy and sell properties quickly to make some profit.

I handed over all the property-related documents to my lawyer for verification. My lawyer confirmed that everything appears to be in order except for one issue: the survey number in the sale deed is mentioned as **29/2**, whereas the survey number in the BDA-approved layout plan for the plot is **30/1**.

When I questioned the seller about this discrepancy, he claimed it was a clerical error made by BDA officials. However, I am unsure whether this is truly a clerical mistake or something more serious.

I am hesitant to proceed with this purchase due to this issue. Has anyone else encountered a similar situation? I would appreciate any suggestions or advice on how to handle this.

I strongly feel you have to be more careful. If it is just a clerical error as claimed by the current owners, ask them to rectify the same.
If I were to be in your shoes, I will not go ahead.
