We've agreed with the Vendor to purchase BDA Anjanapura 3rd Block site No 445 (30x40)for Rs 1975 Per Sq ft. We've just paid a token advance and next step is on agreement paying 40% of the total amount. Before we messup there in the aggreement need some clarification ..Please help me
- Is this price is reasonable?
- Seller does not have a orginal Allotment letter but they have copy of that reason was they lost it and applied for the new one but they have all rest of the papers (Sale Deel, Khata, till date tax paid)
- Can we register the property with out the family people. I mean we are buying from a lady and she got registered the property directly from the BDA.
- The total measurement in the sale deed is 12mts x 9 mts that comes to 1169 Sq ft but we are paying according to 1200 sqft..Info what we've received from seller was every one who bought site from BDA the measuremnt for 30x40 ..31 sqft will be less...this applicable to all the sites in the entire Anjanapura BDA plots.

Is it the same with 20 * 30 plot too ?. I bought one last week and the doc says in sq ft and not in meters.

a. 9*12 sq mtrs is the measurement one gets on paper. why the BDA is still in sq mtrs measurement, they can only tell, but everybody buys it as 30*40 sq ft measure.
b. As it is allotted from BDA to her, u r buying directly from the owner, there is no need for other family members to be present. but always better to make her husband as a co witness.
c. please check with the bda local office( regarding khatha and application for allotment letter). In this case I think BDA banashankari will be able to help you.
d. Price depends on various factors. if one has a liking to it, better to buy it even if it is Rs 25-50 here/there.

I know anjanapura BDA layout very well. what i feel is Rs 1975 is too costly in 3rd Block..
a) Best rate in 3rd Block is Rs 1700 to Rs 1800. that's it.
b) Without Original Allotment letter is again risky deal. Allotment letter is the 1st imp document, As u said they lost and got the duplicate allotment letter is the issue where fraud happens.
c) No hard rule to pay 40% for agreement, be carefull (it may be a trap), u can make agreement for 50K / max 1 lac (its safe).
d) if u are looking for investment, it's not a good layout to invest.
e) Moreover In Anjanapura BDA layout lot of documents are not proper..
think and invest. it's your hard earned money..

I've been contacted few lawyers and they are trying to get the info from BDA officers about the plot measurement and how much we need to pay while registering the property is the same 1169 Sq ft or for 1200 sq ft also keeping duplicate allotment letter issued by BDA.
I appreciate if you can see the first sale deed (BDA allotted) and tell me what is the measurement....and how much was paid for the registration.?? Some time what happens Sale deed draft will be prepared by STAMP VENDORS/TYPING people they would roughly mention standard 1200 Sq ft... just to clarify:-)

We've decided not take further step on this Plot as no one wants to (Seller Sons/Daughters) come as a witness on the sale deed because internally they all are separated:-( even the plot was allotted by BDA still we dont want to take RISK in future anything might happens also her husband is no more...
let us know if anyone who wants to sell their plot am very much interested to buy it.
