Since it is not yet approved by BDA, please correct the Title Line (Proposed BDA approved layout OFF NICE road, BSK 6th Stage).
Secondly I have a doubt, can the same layout be approved by BDA, BBMP, BMRDA ?
who is the right authority for approving a layout under proposal???

Since it's on the way to get approval from BDA so I kept that. No problem, will change.
Regarding doubt: See, that area is coming under BBMP limit already. That area under Bangalore Urban region. So, we are going to get BDA approval and BBMP A Khata. BMRDA will not come.
BDA is the right authority for approving a layout under proposal.

James,I am confused ,why there is price range for advance like for 2-5 L for same size plots and 4-7 L for same size plot, is this some thing like KHB formed layout for LIG 2L and for HIG 5 L etc etc.

Since you do not yet have BDA approval for the plan and the site numbers are not yet confirmed (At this stage in the process, once is not sure if BDA would ask for any change in the plan and even if there are no changes, one would not be sure which 60% of the sites would BDA release for registration), what would be taking the advance against?

See, we have 3 categories of sites:
1. Normal sites (no park facing or corner plot. Only road facing).
2. Premium sites (the site can be either park facing or corner plot. The site can be park facing + corner plot with road facing in common).
So,
For Normal site = base price.
For Park facing or Corner plot = base price X 10% extra.
For both Park facing + Corner plot = base price X 15% extra.
This is the case for both 30X\50 and 40X60 sites. So, on this basis 30X50 site: 2-5 lacs, 40X60 site: 4-7 lacs.

Kanakapura is 56.4 kms from Bangalore. So, definitely this road will be that much long from Bangalore to Kanakapura. Otherwise, it's 6 kms from Kanakapura road-Nice road entry. If you can give me a landmark which best suits you then I can tell the distance.More-over, if you walk over google map then you will get more about the location.
