BSK 5th stage site

Hi,
I am planning to purchase a 40*60 site in BSK 5th stage.
The rate they are asking is 2900/sqft, Is this a reasonable price? If anybody has any experiences and expert opinions please chime in..

What is the approximate location of this site? 5th Stage I know is in two places(there could be more also). First one I know is to the right side of Uttarahalli to Kengeri road(when coming from Uttarahalli) infront of some temple. Second one is in Rajarajeshwarinagar(next to Halagewaderahalli). The rates you mentioned does not match the prevailing rates(as per brokers) in these two areas. Information such as facing of the site, is this in a T shape intersection(road hit as commonly called), is it a direct seller etc is not clear from your post.

Location is behind the temple this is on the right side of Uttarahalli to kengeri road coming from Uttarahalli. The site is west facing and is through a broker.This site is not on a T junction it is approximately between the Engineering college construction (Supposed to be owned by Ashok) that is going on and some other apartment complex (I think it is mantri..not 100% sure) which is coming up.
I can provide any other information which could be helpful, what are the prevailing rates in these areas?

Correction the location is on left side when coming from Uttarahalli on kengeri road behind the temple.

that seems to be a reasonable price(in terms of rates quoted by brokers as I know some brokers but not met any direct owner till now). Same layout on the right side, they(brokers) were quoting 4100/psqft(not negotiated price) for a north facing(30x40) site which ofcourse is a little high. If you finalise on this, its better to check the document with BDA directly. One more thing is, since there are not many genuine sellers, brokers keep increasing the price now and then. So one more way to ascertain what is a decent price in an area, approach the brokers as if you are selling your site(ofcourse not your current broker!!). You are not cheating anybody and not doing any harm to anybody in this way.

I feet 2900 is little bit higher, Bharath Housing Society & Jayanagar housing society area is still not in livable condition, going in the nights will be risky, instead of this you can invest in BSK 6th stage 1st block which is almost in the same locality. You can purchase for investment not for immediate construction.

hi, I have seen the site, i suppose the site no is 2,the broker says that we can talk to the seller, only if we are agreeable to pay Rs.2900/-and no negotiation regarding the
rate , I think there is some one who is the GPA HOLDER to that site. be very careful, about GPA holders

This price is the lowest that i have been able to find around that area. even BSK 6th stage people are quoting around same prices in 1st and 2nd blocks.
Good idea to pose as a seller to find out the real price

Hi Sajjnu/Susheela, Have you bought/decided to buy that site? if so, could you let me know the final price you have agreed on? Btw, is it safe to buy from GPA holders? I'm also thinking of buying in BHCS/Poorna prajna layout but they quote higher price everyday! please help!

Is this a BDA site or is it DC converted ? RIght behind mantri apartments there is DC converted layout.
