Reliaable Project - Silver Oak

Hi All
I received the following information thru email from Reliaable Developers
I'm a newbie in terms of knowledge on Land rates. The land rate is around Rs1800/sqft.

Can someone share their opinion abt the land rate and creditability of the developer.

EXTENT: 7 Acres 21 Guntas.
LOCATION : Adjacent to HSR 2nd Sector
APPROVALS : Approved by Bangalore Development Authority. (Within corporation (BBMP) Limits)
APPROACH. : From Springfield Apartments, Sarjapur Road --- 3 Kms
: From Hosa Road (Mico Factory, Hosur Road) --- 3.5 Kms
: From kasavanahalli Main Road
(Matha Amruthanandamaye Engineering College) 0.5 Kms

FACILITIES : Water, Electricity, sewerage connections for individual plots, Asphalted Roads, Underground Electricity, parks, Children’s Play Area, 12 Feet Boundary Wall round the layout, 24 hours security. Avenue Trees.

Dimensions Available: 30 x 50, 30 x 55, 40 x 40,

The cost of the site is as follows:
For 30 x 50 = 1500 Sq. ft Site Rs. 27,00,000/- + Registration
For 40 x 40 = 1600 Sq. Ft Site Rs. 28,80,000/- + Registration
For 30 x 55 = 1650 Sq. ft Site Rs. 29,70,000/- + Registration

We have sold with First 25 sites. And these rates are applicable only for the next 25 sites, after that the rates will be changes…

The project will be complete ready before the launch of project, i.e., the basic amenities like water, electricity thru underground, sewerage, asphalted roads, plot demarcation, plot numbering, parks, pathway and children’s play area and avenue trees etc…. will be ready

Also to inform that this project is under Corporation Limits (BBMP Limits)

The Project is proposed to launch by 8th May 2009.

Hello,

I enquired the rate for the Silver Oak project and they are quoting 2000 Rs per sq/ft...However they said we can talk not sure what it means. I don't think even 1800 is worth for this layout..considering the way property prices are falling these days and also considering the reputation of the builder etc...Reliable lake dew was 3000 rs per sq/ft last year..now ppl are putting repetitive ads for 2300/2400 etc...I have decided to wait and watch to see how far the prices would go down..

***this is just my view and i could be wrong :)

Is the price is Ok after your enquiry. Today I called them and they are ok with 1800/- .

Anybody looked this project. How is the development there ?
what is current price quoted ?

Yes..i visited the layout some two months back...
they were telling some inagural offer..
one guy was telling 1700 and other was quoting 1800 per Sq Ft...
Location wise its ok..from main road where other reliable projects are there ..its
around 700 mts inside...
but along the strach nothing is there...no building...
2 months back when i enquired they said only 3 sites are avialble ..that too all south/west facing....
But Now still they are sites available for sale???
May i will go again and check it....
I also read in the forum that Reliable is black listed builder?why?
If i site and deal is ok...can i buy it there?any issues? please suggest....

I had just checked mybdabangalore.org web-site and it looks like Reliaable is not black listed and is under authorized layouts only.

or from main page -> click on BDA Approved -> On popped up window click on Private Layout EAST div.

I have shortlisted Lakedew given that it is BDA approved and it is cheaper than all other gated communities that I had so far seen in Bangalore East div (which is in 15 km radius from my office in CV raman nagar).

Today, I had been to Silver Oak layout. Location wise its ideally placed, some 3 Kms from Spring field and arnd 1 KM from Amrita college. Agent at the location told me, they are coming up with second phase and in first phase they only two plots of 30*50 dimension.

They are quoting Rs 1650 psft, which I think is quite reasonable.

One doubt I've is, will the quarry behind this layout cause some trouble in future? Quarry is already dug up some 20-30 feet deep. When the area next to the layout has so much of rock, can we expect to get water in our plot? I mean, will bore wells be possible?

From the area wise, I think its not suitable to stay for at least next 1-2 yrs.

Guys, please share your thoughts.

Even I was thinking of visiting Silver Oak as it's per sq ft is lesser than Lake Dew.

I have seen Lakedew and had some bad impression on it. There was no proper maintenance at all. Even garbage collection is a problem. After seeing this, you will really feel bad to go for any gated community. Earlier I heard there was a problem even for getting the electricity etc, and layout was not developed properly and developer cheated. I have even talked one of the resident there.

As far as I remember, there were lot of posts in the Old MSN Bda sites. Most of the posts have said the developers are bad. And I could even see them in the Blacklisted developers.

If you see the magicbricks/ or 99acres most of the reliable property sales are by the agents only and they are quoting very exorbitant rates.
