Split of total construction cost for budget estimation

Post by sk1976 »

Hi,
I am planning to award the civil works on item-wise contract consisting of following items to a contractor.

Package : Civil contract
- Excavation, carting away and refilling
- All Plain Cement Concrete work
- All RCC work
- Masonry using bricks
- Plastering
- Laying tiles
- Fixing doors, windows
- Fixing of Grills
- Sump

Additional packages
- Carpentry, Electrical, Plumping and Painting contract will be awarded seperately
- Tiles will be supplied by me

I will use vitrified tiles @ Rs 50, Teak for main door and sal/honne for internal doors and windows, and good quality items for electrical and plumbing,
If I exclude the costs for Statutory, Architecture consultancy, Elevation work, Borewell and Interiors from the total cost, then What would be the % of split of expenses among the following items. Can I assume the following split?. Or is there a standard formula for calculating the proportion of expenses?

Civil - 52%
Plumbing - 10%
Electricals - 12%
Wood - 12%
Tiles - 7%
Painting - 7%

Look forward to the opinion of experts in this forum.

Thanks in advance,
Selva

i am also in the same process. In addition to the things that you have listed, there are additional items that you need to factor - compound wall construction, grills for windows, railings (if used) for staircase and balconies, rainwater sump, water tank etc. if you consider all of that, then painting, electrical and plumbing looks to be on higher side in your estimate.

what is the estimate you are getting from the civil contractor?

Hi Sk1976,

the general thumb rule is 15% for water supply, sanitary, electrical.

following are excluded.

compound wall
sump
solar
costs for Statutory, Architecture consultancy, bescom roadcutting, rainwater harvesting / recharging
Elevation work, Borewell and Interiors.

percentage split varies from each and every person depending on clients requirements. we need to do a draft estimate and then we can arrive at percentage split for all items.
