Set back & Car parking as per BBMP

Post by santro »

I am in design stage of my house (30*40 with Ground floor & 1st floor duplex within 9m height) and keen on adhering to BBMP guidelines. Please clarify my doubts?
1. I happened to see in this forum someone answered- setback should be 2.6”ft, but as per BBMP guidelines it should be 1.0m (3.28ft)on all sides Please clarify.
BBMP Guidelines:
SETBACKS :
Table 8: Setbacks for building Height up to 11.5m & Plot size of up to 4000sq.m
Above 6.0 up to 9.0 1.0 m on all sides

2. What should be the parking space to be left for car parking & car parking area

BBMP Guidelines:CHAPTER 8.0: PARKING REQUIREMENTS AND NORMS
Table 23: Parking requirements for various uses:
One car parking of 2.5m x 5.5m each shall be
provided for every:

Car Parking shall not be provided in the setback areas. If provided, a minimum of 3.0
m shall be left free from the building in case of G+3 buildings and a minimum of 6.0
m in case of buildings which are G+4 or more.

According to the BMP byelaws for 30x40 site all around setback is 1mt and for individual car park there is no strict role as per the size but for comfortable car parking it is good to give 2.5 x 5 mt for one carpark and it can come on setback area also but if you are going for garage then need to consider the setback, you cannot have garage in setback area.
