Me and my friend intend to construct a 2 storey house on a 1200 sft site.
The idea is to have car parking in stilt and then have G+1.
1) Would this be approved by the necessary agencies?
2) If someone has constructed similar houses,please let me know your experience in seeking approvals.
3) Are there any legal terms involved in sharing the land and the house?

legally 30X40 dimension site cannot have a stilt or basement car parking.
Its allowed only for 60X40 and above dimensions or commercial plots.
But many people have made this by the extra adjustment with the concerned authorities.

@ to all, all u people do nessecary adjustment construction today, paying bribe to authorities, what if tomorrow akrama sakrama comes please, think twice and take step,

all these Bye-Laws are made based on scientific reasons in order to provide sufficient natural Light, air & Clean environment
for the health and wellness of human habitats residing there. Not for wasting someone's land around the structure. Thats why
lot of differences are made for segregating the residential and commercial areas.
moreover Its a line between ethics and selfishness. If we are fond of violating all rules, why do we need rules.??
If we do mistakes, then we loose our rights to show our finger on other public servants & all elected representatives that "they're doing wrong".
On one side we say "Anna hajare Ki Jai" to fight against the corruption. On the other side, we intentionally violate the bye-laws and bribe the officials.
So who is creating and encouraging corruption here ??.
Thats the reason one of the eminent person said " Corruption must be eliminated from our own house first, that makes corruption free india".

You can construct a stilt+G+1 on a 30*40 site. I recently got approved a plan for the same figures.

In which area do you have site? now a days for 30*40 site most of the people are following same plan.

I searched the byelaws and there is nothing there that indicates the minimum size of a plot if stilts are to be used. Can an architect or an engineer on this board shed some light on this matter?

In 1200sqft site , you can build stilt(above road level)+ ground + 2 floors ( ht of the building is ristricted to 11.5mt/37ft ) but you can't cross the FAR (floor area ratio)also.
