Good Paint Contractor for complete building painting

Dear forum mates,

I need to paint a 12 year old 20 square building completely and need suggestion on this.

1) Is it better to hire a painter and buy materials.Pay only labour cost -Advantange/Disadvantage of this method.
2)Give complete material contract to the contractor with an agreement on the type of paints/materials being used-Advantange/Disadvantage of this method.
3)Is it good to get advice from corporates like the asian paints/nerolac etc... who also advice and provide services...

Do let me know the best way to get it done.

My two cents from recent experience.

In my opinion, it is better that you buy the materials. You can be sure of the quality and can also make sure the painter/contractor does not dilute the paint. I got my house painted this way and was very happy about my decision.
Disadvantage is that you may have to run around a bit buying the materials and if your painter is not honest there may be more wastage.

One of my relatives gave a full contract and got quite badly cheated. The painter thinned down the paint too much and the paint coats were way too thin for a good finish. Only advantage is that the painter may get a better discount and your costs may be a bit less.

If you have a good painter, I don't think it is necessary.

Hi,
While finalizing with any painter few things you need be clear about
1.Does the walls need a fresh putty finish ,if yes what will he use birla ,asian,local?
2.How may coats of putty? what all he can patch up in the walls?
3.Crack filler in case of fine line cracks seen on the walls ,especially between column,beam and wall joints
4.How may shades can you choose ?each room one special wall ?
5.Cleaning the floor,furniture after the job done?
6.Packing the existing furniture,moving and covering up with plastic or new papers
7.Do you need to supply any accessories like ladder, waste clothes, thinner etc....
8.Do he show sample of every color selected and apply on approval?
9.up to how many shades samples will be done?
10.In case of any damage who bare the cost?
11.Cleaning of fans,lights after the job done?

These are some of the important points you need to check with any contractor /painter
I do have my regular painter ,good at work and understands the importance of colors you choose.In case you need please PM me.

Hi Magbir. To begin with i would rule out the second point as giving the whole contract to a single person would be a waste of money and time.
- The first point of buying the material and hiring a contract painter is to some extent advisable but you would need to keep a watch on the proceedings all
the time as there are a lot of chances of material either being wasted or some quantity being stolen away by the painter guys themselves.
- I would recommend the third point where you hire professionals for the work. This would be expensive than the other two options but the service provided
would be appreciable and the effect long lasting. You can visit the mentioned paints outlet and analyze the rates/services/time being offered for the work.

For a rough estimate - We too got our old house repainted (app 17 squares ~2.5 bhk house+garage) around 1 year back.
- Only indoors work (nothing done outside)
- surface cleaning - sand papering the walls & ceiling
- touch up putty (paste) - not even a full coat - just touching up wherever needed, couple of rooms needed full putty
- fixing cracks, broken edges on the walls etc (very minor task with the putty itself)
- 2 coats of wall paint (asian / royal & premium?) - walls & ceiling
- enamel paint (asian) - 1 coat for the window grills, wardrobes, kitchen cabinets and window panes/frames(on external side)
- wood polish (sheenlac) - 1 coat (or was it 2?) for the doors and windows(inner)
- clean the place (they did a clean job without spilling much) - empty house, with very few bits of furniture; they cleaned the electrical fixtures / handles

We paid 20K for this contract job (all material was supplied by us - guess that was much less than 20k) ; Approximately, they took ~2 weeks with ~3 people (approximately 32-33 man days). Upon inquiring, the contractor paid the works 200-300rs/day; The workers were decent;

Caution points:
1. They wanted to do a quick job by painting directly without sanding the walls cleanly.. This will give a very bad finish. They did that on one room & I had to stand and ensure that they clean all the walls first, get my approval and then get into putty stage.
2. They waste a lot of paint/thinner etc in the context of washing the brushes/buckets/rollers; keep a watch or plan the mixing/changing colors accordingly. Also, they will mix up the shades across coats; You need to take caution if you are painting different colors across the rooms.
3. If using different shades, there is a likely hood of paint remaining/getting wasted; Plan for its usage in advance. In our case, they mixed up all remaining colored paints with some extra 1 ltr paint and used it to paint the garage . We ended up with some purple color which turned out pretty nice
4. If it is normal paint, go for local painters; If you are planning for any designer finishes, like royal play etc, you better stick to Asian paints (they are expensive, but professional & will save a bit on the paint too - I hope you know that).

What is the normal price/sft for a paint work for home interior only?
I came across a painter who is charging Rs22/sft for the paint job, with 3 coats of putty and Asian Paints Royale paint of 2 coats (complete contract).

Is this a fair price or is it high?

Hi,
Usually using quality paints like Dulux, it will work out to be 12-14 rs/sqft on average(including labour + material). Usually 4-5 rs/sqft comes the labour charge.
