Kalyan Nagar - Looking for guidance values

I just started looking for a plot around this area and would like to know the current guidance value for a ground, say 60*40. Will it be possible get this info from here?

Also, I was told that we can look for plots at "guidance value + 10-20%" as the price of the plot. Is that true?

There are multiple Kalyan Nagar areas are there in Bangalore.
like Kalyan nagar- Banasawadi area, Kalyan Nagar-Nagarabhavi area...etc
which kalyan nagar you are looking, be very specific?

Around Nagarbavi area. Guess it should be less than the Banaswadi area right?

Guidance Value for BDA Plots are Rs.2,200 and for others Rs.1,500/-. many areas in this zone are not flat. lot of Ups and Downs areas are there.
The running rate around this area is from Rs.2,500 to Rs,4.000/- based on various factors.

In many cases Banaswadi Area is cheaper than nagarabhavi area and also the rental returns are double compared to here
because of the job centres around banaswadi like Manyata Tech Park, Kirlosckr Tech Park, near to ITPL, MG Road...etc.
for Ex. A descent 2 BHK rent is around Rs.6000 to Rs.8000 here and near Banaswadi area its from Rs.13,000 to 17000.
