if you are looking in Bangalore West, you can have a look at Rashi Residency(Rs. 1800/sq.ft) and KRK enclave(Rs.1,100). Both are negotiable prices and they are located around Rs.12-15 Kms from Bangalore City Centre. In my opinion has done a very good work. Curently Only North Facing odd sites and West Facing 30X50 sites are available in KRK Enclave.

I think in Raibow Residency, minimum plot size is around 2400 sft ? and may cost more than 60L only for the plot ?

What about Royal Hermitage in Bannerghatta Road ?
There are about 30X50 sites are available and owner is quoting ~2800 psft ? This layout has lot of houses. Overall good in terms of connectivity & atmosphere, amenities. It has underground sewerage, and underground electricity.
However, it is a Grampanchayat site.
Plz let me know.

I would like to spend somewhere around 35-40 L on the plot and 20-25 L on the construction.

Nisarga and Nandanavana layouts - affected by Illegal quarry
Illegal quarrying on Bannerghatta Road
About 500 familes of Nisarga and Nandanavana layouts and surrounding villages on Bannerghatta Road are struggling to live with illegal quarrying in the area. Quarrying without proper permission was rampant two years ago, but had subsided for a while after protests. It appears to be surfacing again. Houses and temples nearby are developing cracks, due to the blasts.
About 500 familes of Nisarga and Nandanavana layouts and surrounding villages on Bannerghatta Road are struggling to live with illegal quarrying in the area. Quarrying without proper permission was rampant two years ago, but had subsided for a while after protests. It appears to be surfacing again. Houses and temples nearby are developing cracks, due to the blasts.

Is there still an issue now ? WE were planning to buy a site in Nisarga.

Is there any problem in buying a site with an old Grampanchayat approved layout ?
I understood it is difficult to get the loan, and we may have to pay betterment charges etc, but apart from that are there any other problems ?
I am planning to buy a site in Royal Hermitage, Gottigere, bannarghatta road. This layout was formed in 2003 and it is a quite decent layout. It is a Grampanchayat approved layout under BBMP Limits. (Matter of fact, almost all layout developed prior to 2003/04 are mostly grampanchayat/CMC layouts)
