Hi All,
About a year ago, i purchased a 1.5year old house individual house build on 30x40 and has 2BHK.
I noticed that almost a month after purchase, I found that the master bedroom's ceiling was getting damper and paint was falling off a little by little.
So I called the mason who suggested that it was because of stagnant rain water in the roof that was getting into the mould thought small pores and causing the dampening of the roof and there was no proper channeling of rain water resulting in the stagnation of water in the first place.
So he suggested to apply a thick layer of concrete (the thickness is max when it is farther away from the water outlet and there is a slope so that the water in the terries is channeled to the outlet pipe) to make sure that the rain water is not allowed to stagnate in any place and is channeled outside. I got the work done (costed me nearly 20K).
I found out that the dampness in the ceiling is still there and the paint in the ceiling is still falling off. Now even the concrete layer applied has developed few cracks because of the heat.
Can some experts guide me as to what I should do to prevent the dampening. I found that this dampening is only happening in the bedroom which is in one corner of the site only and not in any other room (there were no cracks right above the bedroom).
Any help is greatly appreciated.

Hi marigold,
Uploading the terrace images and the internal images will help out to suggest a solution.Just make sure that there are no water pipe concealed in the slab.This can happen in case of fine line cracks in the rain water out let pipes.

Dear Praveen,
I have uploaded the photos of the terrace with cracks in the surface.
It had rained yesterday hence some portion of the surface is wet and looks dark.
I'll post the interiors of the house in the next thread.

Uploaded the interiors of the room where the roof is damp and the paint is falling off from the roof.
Only one corner of the room has this problem of the paint falling off.

Could some experts in the field tell me the possible reason for the dampness in the room causing the paint to fall.
Can i do something about this (e.g, fill the cracks with waterproof cement etc).
How do i fill in the cracks that has happened at the terrace.

yes, waterproofing with roof tiles will reduce the water leakage

But i want to be sure that the dampness in the room is caused by the cracks in the terrace surface. (just becuase of the simple reason that even though the entire terrace has cracks of varying size, the dampness is noticed mainly in 1 room).
Have any of you in the past experienced this kind of behavior and that waterproofing with roof tiles has indeed prevented the paint from falling off.

this kind of problem(falling Paint) is very common wherever the water dampness or seepage is there from the roofs due to stagnation of the water. Earlier days people use to provide rain water outlets on all possible sides. But nowadays owners try to occupy more space out of the plot side and sometimes provide water outlets on only onside of the building. If the roof is flat, it will not clear the rain water and stagnates. This will impact when there is continuous rains for more than 2 days.
First you need to make proper water outlets and the rework the top side to provide proper slope from centre of the building to the outer walls towards the outlets. you must also ensure the water outlets are clear and no dust or waste materials blocks them over a period of time. you must watch & clear the outlet openings at regular intervals.
later inside the house wherever this problem is already happened, remove the plastering layer and redo it and then repaint it. Else even if you do it externally, the internal cement layer has already lost its physical trength and doesn't holds the paint. this will continue for ever

Could you please give an rough estimate of the cost that would be incurred while using clay tiles for the roof (just the material cost) per sqft. My roof has a surface area of about 750 sqft. You had also referred to "waterproof" in addition to laying of clay tiles. Could you also please elaborate on that as to what this comprise of.
