As far as the apartments concern, I guess both BBMP as well as BDA can approve the project. I think based on the approval, you can approach the respective organization for the khata.

As per the rule, if the apartment has more than 15mtrs hieght, or typically more than 4 floors, then it must have to get the BDA approval along with some other statutory organization approvals.

You need to check the docs with a proper lawyer. And do not believe the bank agent, they say all docs are proper.

thanks for the prompt response.
could clarified lot of things using your points.

what is the criterion by BDA/BBMP other than the height of the building?
meaning, if same 4 floor apartment is approved by BDA, does BDA has any seperate rules for the building in terms of how much space to leave etc?
is there any catch or problem if I buy BBMP approved apartment?
builder is telling, he would be able provide all basic facilities like water, electricity, tar road etc..

I think along with the height/no of floors of the apartment, no of flats also matters.

I think if there are more than 50 flats, again some separate approvals/facilities needed like Sewerage treatment plant (STP) etc.

That's why now a days small builders are getting the approvals for block wise, that is legally they are showing each block is an apartment.

In btw, who is the builder and in which are you are looking for ? and what is your requirement and budget ?

I have met 2 builders.
1) Pavani homes (which is after Forum mall in whitefiled). It's a small apartment having totally 16 flats (4 on each floor)
this is the guy who was telling, he could have got approval from BDA but he went for BBMP because of the cost involved. otherwise, BBMP/BDA both are same
and he would be providing all the basic facilities

2) Rajani Ashish Apartment (just after 3 kms from Marathalli bridge). again it's a 4 floor apartment.(may be 10 on each. am not sure).
this is also BBMP approved.

I am looking for 2 BHK in a budget of max 32 L. Just started searching and finding that, in this budget so many builders have come up with BBMP approved projects
in and around whitefied or on hosur road.

do you have any pointers for this? any opinion about above mentioned 2 builders?
BDA approved project costs far more than BBMP. so I am really confused on what basis same project can get approval from either of the organization?

I do not have any idea about those two builders. BDA approved flats may cost more because, you may have to leave more space towards open area and other amenities like STP etc.

I am not sure if you have any area preference. Otherwise if you look around CVRaman nagar, Mallesh Palya area you can get a decent 2BHK within your budget.

Getting a decent 2bhk flat in your budget should not be a problem at all. You may also check horamavu area (10 kms to whitefiled) near kr puram. i've heard of some bda approved apartment projects in less than 2500/sft like below.

i was in touch with this builder for a plot and dont have a personal opinion on the above project.

planning visit these places in coming weekends.

any opinion about howz market rightnow?
is it a time to investment. I need to buy a house for me and not for any investment..
Am I doing a right thing if I go for something of BBMP approved apartment as mentioned earlier?

2) someone told me hosur road, chandapura circle area too is a good investment.. having so many plots/villas over there it seems
what is your take on this area as compared to east bangalore (or areas already discussed in our previous mails).

As far as buying a house is concerned I feel this is a good time. I'm not sure about the other areas u mentioned. If you are not looking for investment I would rather first select upon a area depending upon my needs and taste and then start looking for properties in that area.

Khata currently issued by BBMP is B- Khata. My question is can one get approval to construct house if one has this B-Khata?

I am getting mixed response. Some say, these khata's are just given to facilitate property transactions. Some say
we wont get loan for such khata's. Others say you cannot get house plan approval.

anybody who has B-khata and has got approval to construct home?
