Yep you are right, I have seen one plot there and left that plan due to the horrible smell from nearby sewage , it’s a small island covered with sewage lines and you need to cross a small bridge to enter the layout from main road , you can see this in the Google maps.

Hi..I stay very close to this lay out.. in fact i stay at HBR 5th block.. its true that there is a big gatar/sewage.. Usually people think they need to pass close to 500 meters aroudn this area..but you need not take that road always.. You can bypas that 500 mtr stretch by just crossing a bridge (proper road.. even MV,HV can go thru..) and enter hbr 5th block and hit the ring road using a paralallel road.. I had also seen this layout two years back.. they were quoting 2500 per sq feet. not sure what is the running price now.. But again not many houses right now.. if youare planning to build,, its not a right choice is my opinion.

I saw the layout too. Yes the sewage is a problem. Plus there is a concrete block manufacturing unit and a saw mill with its rear entry opening into this layout. Expect a lot of industrial noise. The rate was somewhere in the region of 3300 to 3500 psf for a 30/40. I was told by the agent that there is cauvery water available in this layout, which is an advantage. Other benefit is the proximity to ORR, which is less than 400 mts. But not too impressive in my opinion. Not too many houses as of now.
