We are planning to purchase a site for constructing house we need inputs from members ..
We want to build a 3 BHK house [ on a single floor not a duplex ].
We like to know what size of the site would be good, 30x40 shall be too small we hope.
Shall we go for 40x40 or 30x50 or 40x60..? we need some guidance from the members please share your views.

In my opinion, a 3BHK house should be at least 1600 sqft in size to have sufficiently sized living room and bed rooms. So a site of 2000 sft is minimum.
Of course you can also build a 1200 sft house with 3 bed rooms, but the rooms will have to be very small.

3BHK is a very Generic statement. You must also look at the set backs, built up area, and the minimum dimensions for the
Bed rooms and the Living area. In order to go for a decent 3 BHK(10X10 ft size Rooms) in a floor, you need at least 30X50 ft
and above plot size with acceptable violations in set back area.

In simple terms if I buy a 30X50 site then can I build a 3 Bedroom house in that .?

You can build a house with any number of bed rooms on any size site. There is no law limiting the number of bed rooms depending upon the site size.sunny wrote: I am sorry for but I have no understanding of set backs,violations.

But there are laws governing how much set back you have to leave when building a house. The setbacks are decided by the factors like size of the site, width of the road facing the site etc. The amount of setback is not uniform on all four directions - you have to have more setback in the front, slightly less to the left and right sides and a different setback in the back. You have to provide space for parking as well. Visit the bbmp office or their website to get the building by-laws booklet and you will get a good idea.
( It is another story that almost 90% of the houses built in Bangalore are in violation of BBMP laws and always there will be a helpful BBMP official who will be eager to take some bribe from you to look the other way..sad isn't it ?)

For 3BHK house in GF you need 40x60 site minimum,if you don't want to violate the rules which is very good for you only.According to the new BDA rules ,side Setback is 8% of the site width , back is 8% of the site depth and front is 12% of the site depth. For example 40x60 site, 3'3'' is the side setback ,4'9''is back side,7'3'' in front.By providing setback you are doing a great favour to yourself because if your adjacent buildings have very less setback and even if you leave very less setback, 1)there wont be proper light & ventilation in the house .2) your window will open/face other house so it will be very uncomfortable to open the windows in the future.
