Inputs required:BTR garden 2nd phase: kudlu gate, Hosur road

Through agents I came to know about a site in BTR garden 2nd phase, Kudlu gate, Hosur main road.
It is a Panchayath site with DC conversion and BBMP A khatha. When I consulted a lowyer for legal opinion, he asked me to get additional 12 documents which the owner doesn't have with him.

Anybody from this forum have any firsthand experience in buying the site in BTR gardens 2nd phase?
Is it safe to buy DC converted site with BBMP Khatha? What are the things I need to take care before finalizing the site?
Kindly advise me.

What is the site number?
I had the same experiance and i have applied for the loan. The site owner unable to provide the documents...finally agreement is cancelled and got the advance amount after 6 months.
