Thanks vinay_g, I will call you today, i am also planning to buy a site there in phase 11. So looks like they have not paid betterment charges. As far as I know BBMP will not collect betterment charges until Akrama-Sakrama comes into effect. + ramesha

We may not get individual katha in any of the layout's unless it is BDA or BMRDA approved right ?? So we hav to remain with out a site !!

Any news about the A Khata for Chaitra Shelters Phase 1 owners ?
I have not received any update about the same and when contacted the builder he said that They will arrange the same within this month. Lets see how it goes

Hi Finally what is the conclusion? whether we can buy the site if we get only B khata and not A khata?
As per one member explained about still possibility of getting loans for B khata and also methods to get electricity connection etc..
But my question is if we have only B khata for individual sites, what is the legal stand/implication in future...say can if govt wants this land whether they can acquire ? May be if many houses constructed in the layout then it is safe
(If Khata A means less possibility) ....bcoz when i checked in some links...found that almost all survey numbers next to chaitra shelters are in KIADB notification list...
2nd question is if you get BDA NOC also may help. but whether you will get it?

Hi,
I had seen few independent houses ready to ocuppy in and around KR Puram last week where all the houses in built in site with katha b. There is no plan approval for these houses. There are many houses in these layouts where already people were staying. As per the real estate guy, almost all the houses built in BBMP limits are with katha b. Only BDA approved layouts has katha a. I asked what happnes if BBMP demolish these houses. He said if that is the case then almost half of the houses in Banglaore will be demiloshed.
He said that once akrama sakrama comes in to effect we have to pay some penalty and get it regularised.
For the above houses we can't get loan from any nationlised bank. Few private banks will give the loan.
In chaitra as we have already electricity and water facility y can't we start constructing houses ??

I have not recived the A khata still from the CHAITRA SHELTERS ( Electronics City ) also known as AUREETE HOMES still. I am waiting for the same from past 6 months. Please beware before going for the purchase from these people
