Is it safe to buy a site in DC Converted BBMP A Khata layou

when i got the documents for phase 1 verified, they had khata for the whole 2 acre or so of land. Khata was for whole land and not for individual sites.
from what i understood then, for individual sites formed from the bigger DC converted land BBMP will not give individual khata if there is no BDA approval.
Did your friend get Khata in his name for phase 1?
They formed Phase 2 by taking another adjacent land which was not related to phase 1. I am not sure wat is the state of this land. Maybe there are some problems in this also and so khata may be delayed

hi simplycar, currently katha is in owners name itseems..my frnd said that acordin to his lawyer , by paying 2500 v can get individual katha...for phase 2 still they hav 2 register land in their name it seems..would like 2 discus more on this..can u pls cal me 9632603448...

I have also booked a plot in phase 2 . The builder has been telling me that individual khata will be ready in a few days .
I have been calling him for this for almost 1 month.
Also did you get a chance to verify the progress of layout formation . when I visited almost a month back there was not much progress in the layout formation .
Also did you verify the documents provided by the builder ?

As per my understanding, khata's for individual will not be available unless the land is DC converted. Please cross check again.

Sorry to add more confusion and another quesiton to the mix.

I thought even for DC converted layouts, individual A khatas were not being issued (it was just for the entire layout). Am I right?

I visted site last satday..compound wall had been built and drainage work is going on...I had not verfied the docs yet...waiting to get katha also....so that all docs can b given at once and verified...they are telling to me that are yet to get property registered in their name ..that is the reason for delay in getting katha it seems...did u verified the docs ???

is it very much mandatory to get individual katha ?? one of my otherfriend bought site near kr puram with individula katha b...it is neither bda or bbmp approved...just dc converted site ....i donno what is the difference between katha a and katha b ???

A khata is the permanent khata - which gives you all the rights (including construction, sale etc.). B khata only is an entry in BBMP system, so you can pay taxes. If necessary, you can sell your site. That is about all you can do. With a B khata - you will not get plan sanction, water /sewer connection, electricity etc.

when you ask the question "is it very mandatry to get individual khata?" I really am not sure I understand that question. If you don't have a khata in your name, you cannot pay taxes on the property. Besides, how do you prove the property is yours if you don't have a khata?

Hi Sunil,
I verified the documents provided by builder . The site has a marketable title as per my lawyer . The pending things are
individual khata and to confirm that the land is not under any notification for any acquisition .

If there is only one khata for the entire layout then definitely the developer will keep the original khata with him since he cannot give it any one buyer. Now what is the guarantee that the developer will not resale the sold out sites to other people since he has the original khata.

Ideally the builder should do a Khata bifurcation for individual plots and it needs to be transferred to individual owners .
