Is it safe to buy a site in DC Converted BBMP A Khata layou

I have booked a plot in phase 2. The plots were being sold out fast and there was only few plots left when I booked (20/04)
I have received the docs from the builder and am yet to verify the docs .

I saw this layout today, they have only few plots left in phase 2. Could any one let me know how the legal process went. They mentioned they don't have A khata.

Please let me know if this is worth buying. They are quoting 1800rs

I have checked the docs with a lawyer and he says documents are OK except the A-Khata which is not available yet .
But when I talked to the builder he said he will get individual A-Khata for each plot with in 15 days .
Also the layout is not going to be a BDA approved layout . I think they will be paying betterment charges to BBMP and getting the Khata .
1800 looks too high . When I visited the plot it was 1700.
I think you will be able to get plots in HAL layout in the range 2K-2.5K .

Did u go ahead a buy a plot in Chaitra shelters? From what i understood for smaller plots created from bigger DC converted land right now BBMP is not issuing khata without BDA approval even if DC converted land has A khata. Do let me know if you went ahead with this.

I am looking at Sai Charan Phase 2 promoted by Sai Sai Ventures. I gave token amount on 10 May 2011 and then gave legal documents to lawyer for verification. So far lawyer said documentation is clear. However till now DC conversion and approved layout plan has not yet come. My lawyer has advised that we should not proceed with agreement until we get DC conversion and approved layout plan and hence waiting for the same. Again this is a gated community and not going to have BDA Approvals. Can anybody explain what is the disadvantages of not having BDA Approvals for the layout. what is the risk involved ?

I haven't purchased but I have given token advance to get the documents .
Now I am in a confused state .I came to know about this rule now only .
I dont think I will get approvals for plans / electricity etc unless I have an A Khata .
The builder initialily told me that it is a AKhata layout .
I am in a confused state now . Is it worth paying this much amount for a non approved layout with out A-Khata ?

I am also not sure about the rule. check with a lawyer or BBMP office. If you are not getting khata then it may difficult to construct or sell.
Maybe once akrama-sakrama is finalised something might come of it. I was also very confused so did not proceed at that time.

I will check it with the lawyer with whom I verified the docs . Also I dont think akrama-sakrama would help since akrama-sakrama mostly would legalize only construction done pre Dec 08 as far as I heard( not from any authorised person !!! ) .

hi ajay and simplycar, i had booked one flat in phase 2 chaitra shelter..i had cn ur posts...developer is tellin that khata a will b cum in few days..for phase 1 they have katha a and docs r very much perfect..one of my frnds bought site there...my doubt is if they had got katha a for phase 1 y cant they get for phase 2..?
