Rates in bsk 6th stage and judging quality of an old house

hello
can anyone tell me what might be the right price for a plot in and around bsk 6th stage? i do not know about the block but this plot is very close to the point where
the 100 ft bda road joins kanakapura road near the khodays factory.
Also the plot has an old house in it already. what will be best way to know how much of this house can be retained and how much of this is no longer of any good quality? will an engineer or contractor be able tell this ?
any inputs from you all would be very helpful.

I looked up some advertisements related to this area. Plot prices close to 100 ft road quoted are around 2200. So may be a fair price is 2000?
If anyone has an idea please post here. It would help me in negotiating the right price. Thanks
