BEML Layout 7th Stage

Since my budget is low. I am more interested in 7th stage which fits my budget. Can someone throw light on BEML 7th stage which is behind global village IT park... this layout is not too far from center of the City/major access roads like NICE/Mysore Rd.....

There is a huge development difference between 5th stage(ecopack site) and 7th stage.Till 5th stage passing through 3rd ,4th you can see good commercial establishments too on the main road.
But i not sure of running price in 5th stage,about 6months when i checked with a broker he quoted 3500/- per sft(may be hipped) for a commercial site right on the main road.

In 5th stage brokers are quoting between 3500/- and 4000/- per sft depending on the facing etc. This is as per one of friends who is actively looking for a site there.

I am also interested in 7th stage where the rates appears to be less. Can anyone who knows the current rates (first/second hand info) please post the details ?
Also, 3rd,4th and 5th stages are all BDA approved and papers are clear. Is that the case with 7th stage as well ? Can someone please share information if they have it ?

I know its been long time I posted my request. Was wondering if anyone answer or had opinion about this layout? I am still looking for a site in Blore south towards mysore which is with-in my budget range.
