BEML Layout 7th Stage

I am planning to buy a site in BEML layout 7th stage (RR Nagar/Mylasandra) I see few houses in phase-A layout and I am interested in buying in Phase-B where there are NO houses.
The reason I want buy here is because this closer/adjecent to the Krishna garden layout pluse global village IT park.
Anyone own a site here or know how this layout is or has any problems? And also can you tell the going price?

BEML 7th stg good prospect for investment, with metro & BMTC terminal around also global tech park,near to Mysore road. rates going will Rs.1500-2000/-sft.

Recently my friend bought a site for 1250 per sqft

When the prices are around Rs.1250/- then why is @ecopackindia site is priced at Rs.3000/-? Is this a speculative pricing?

There is a huge development difference between 5th stage(ecopack site) and 7th stage.Till 5th stage passing through 3rd ,4th you can see good commercial establishments too on the main road.
But i not sure of running price in 5th stage,about 6months when i checked with a broker he quoted 3500/- per sft(may be hipped) for a commercial site right on the main road.
