6th Block - What can I expect?

Hi FOrumers,

I have an east facing 30*40 in BSK 6th Stage, 6th block. It is quite close to 100 ft road.

What ballpark rate can I expect if I were to sell it?

Who is selling at 39 lakhs at 6th Block? The rates at 7th Block, which is just a walk from 6th Block is being quoted at 5000-5500/- per square feet. In other words, 7th Block rates are around 56-60 Lakhs, average for a 30x40 site. Any idea what is the guidance value at 6th Block? There is not one 30x40 BDA site in Banashankari 6th Stage that is being offered for anything less than 46-47 lakhs. Unless the site papers are not in order or some litigation on the site, I cannot think of 39 lakhs at 6th Block.

Can some senior member comment on this?

I don't know if this is the right forum to debate the ongoing per sq feet prices. The price is mostly depends on the facilities like connectivity, water supply, sewage, safety etc. Moreover, its the demand & supply.

Having said, 36L to 39L as quoted by Srikanth seems to be too low for a BDA allotted site (my friend purchased a site in Bharath Housing - Uttarahalli for 65L - 30x40 (just 15 days ago)). BSK 6th stage 6th block is not too far from Uttarahalli and I always assumed it may be anything above 4500 per sq ft.

I don't think even non-bda sites are also selling at this price at this locality. If someone offering at this price, it might be fishy.

Selling rate at non-BDA sites like Pavamanapura stage1 , SriMaruthi HBSC etc itself was more than Rs.4000 last year.
My friend bought a site in Pavamanapura layout 1 in 2017 March for 4000 per sqft.
