Biaapa house plan approval charges

Hello,
Need inputs regarding Biaapa house plan approval charges for a 50x80 plot, 15 kms from Airport, coming under Biaapa jurisdiction with the residential layout having all conversions and Biaapa approvals in place. This is for my cousin who's planning house construction. First step is AAI NOC, which is done. Earlier to June 2020, building plan approval had to be obtained from the local Gram Panchayat office. Now, it's Biaapa and there's no official information anywhere on any official website, regarding the government charges. The proposed residential plan has more than required setbacks in place and all rules followed to the T. Request experts in this forum to provide any possible insights into the official plan sanction charges.

Got the house plan approval finally and here's the summary of the tedious process. This is for a Biaapa approved layout with E-khata from Gram Panchayat, under Bangalore Urban, very shortly to come under extended BBMP limits ('A' khata).

3 major steps :-
1. AAI NOC - Possible only through licensed contractors for this job (list of names available with AAI)

2. Biaapa approval charges :-
a) ಪರಿಶೀಲನಾ ಶುಲ್ಕ - Rs.1 per sq metres of site
b) ಕಟ್ಟಡ ವಿಸ್ತೀರ್ಣಕ್ಕೆ ಉತ್ತಮತೆ ಶುಲ್ಕ - Rs.20 per sq metres of building
a) + b) = total Biaapa betterment fee
c) Lake development cess - Rs.25 per sq metres of site
d) Water supply cess - 0.2% * GV * site area in sq metres
e) Ring road cess - 0.2% * GV * site area in sq metres
f) Slum cess - 0.1% * GV * site area in sq metres
g) MRTS cess - 0.5% * GV * site area in sq metres
where GV is Guidance Value per sq metres of that residential area

3. Gram Panchayat house license charges - 1% of the estimated house construction value

Hi Lalitha36,

Have you got the approval of the plan ? Approached an engineer/consultant for this. He is quoting 80000/- for a 1000 sqft construction including AAI NOC. Please give your suggestion whether to go directly or go via this consultant

Hi,
Yes, we got BIAAPA approval. Total costs incurred is about 1.2 lacs for plot size 4000 sqft and construction area about 3500 sqft. We got it done through consultant because there're lots of departments within BIAAPA and require individual approval from each one, hence, a very tedious job to do by self

The list is not available online. We first visited AAI office and they had the list of licensed contractors alongwith the areas they cater to. You can select few which are closer to your place
