Bescom permanent meter - please guide me

BESCOM rule says that if we exceed 500 sq meters (5400 sq ft approx), then we need to install a transformer. There is a circular with me that tells me that it got increased to 800 sq meters, but my electrician says it got rolled back Can someone please clarity what the rule is ?

Also, the measurement is supposed to take half the sq area for parking, balconies etc.. Is this true ?

In the forum it says only above 4 kitchen, will they stress this transformer rule, I have only two kitchens

When i measure it (or the architect does) , it comes to 5250 sq ft (well within the limit) but according to BESCOM they are measuring 5600 sq ft, about 400 sq ft more..

Very confused and not sure what I need to be doing... please guide me..

Yes, I have spent hours to read the rule book. And they have mentioned that common areas will be considered as 50%.

If your house is for your own use then you can go for temporary connection with some solar pannel to supply enough current.

When I spoke with my architect regarding transformer rule then I got to know that many people are using temporary connection in there building.

Yes it's 5400 sq ft and not 8000 sq ft. There was a brief period during 3 years back where there was a relaxation provided for that rule and that too for a short period of 6 months .

What you can do is talk to Bescom AE and try for recalculation. Probably they are expecting some bribe. Try all options and try to avoid it. Having a transformer inside your compound is bound to increase your expenses yearly as maintenance is high. (I don't know about kitchens , but 5400 sq ft is standard which is undisputable ).. so try other options in your best regard if it's just 200 sq ft in question.

And yes parking is measured in half for calculations .Btw temporary connection is costly and is a life long headache. Do not go with that idea for any reason. It's temporary and should not considered else. Talk with Bescom AE.Thats your only way.

Thank you so much.. my electrician says that AE doesn't talk to us directly and need to go through licensed electrical contractor (LEC).. my electrician isn't one..
