No sir, we are still in ground floor. We will finish wall up to beam height tomorrow and plan to go for slab construction next week.

Few important updates from our side
1) We went with Surya solid bricks than Apco. The quality was almost 90% of Apco.
Pros
1) Costed 51 Rs for 8 inch block including gst and transportation which is saving of 15 Rs per block compared to APCO. This would save us almost 1 lakh rupees for us after completion of building as per estimate.
2) Each brick weighed around 40+ kg and quality and shape was very consistent. The labourers struggled to break it and it took nearly 20 hits to break it. Bricks retained it's shape after breaking there by proving it's quality
3) Delivery done via crane vehicle in just 2 hours. No advance payment and other hassles.
4) It is slightly rougher than APCO blocks thereby helping in plastering.

Ms Rashmi, is the plot 30 feet X 40 feet or bigger?
How easy/difficult is it to get planning permission for G+3 house?
What are the rules for setbacks?
How stringently is the setback rule applied by the BBMP?

These things depend on zone to zone. You need to talk with locals and then proceed.

We completed slab work for ground floor. Lot of learnings.
1) Never allow Gang men(posted) to fill the pillars. It's always better to do hand work for pillars.
2) If space is not much concern always avoid 4 inch bricks. Go for 6 inch bricks even for internal Walls.
3) Most important thing, we estimate building construction cost(plain building unplastered ) for G+3 (4000) sq ft construction would cost around 29 to 30 lakhs only. If it is G+2 it probably will cost 25 lakhs. This with premium materials like JSw steel and 8 inch cement blocks. Keep this thing in mind while drafting documents for complete contract payments. Your payment should never exceed more than 30% till the last slab is completed.
4) There are no such thing called honest guys in construction. Do not believe me anyone even when referred by known and trusted people.
5) While buying wood ,learn how to calculate how much wood need to be brought.some carpenters cheat by ordering wood in huge quantities . Always calculate wood requirements in below way
Main door frame(7 feet x 4 feet, 6 inch thickness, 4 inch width)
84(7 feet converted to inches) x 4 x 6 /1728 = 1.16
48(4 feet converted to inches )x 4 x 6 / 1728 = 0.66
Since for door frame we need 2 pieces each
1.16 x 2 + 0.66 x 2 = 2.32 + 1.32 = 3.64 cubic feet
Let's say if main door is of honne with 2300 rs per cubic feet price , the main door wood would cost you 3.64 x 2300 rs = 8372 Rs.
Knowing this formula helps you in bringing only required wood. As most carpenters take wood to their office for wood work we never know whether they siphon off wood or not.hence better avoid such situations.

6) we had brought steel from 3 different companies till date. JSW (large quantities, and turbo steel and SK super in small quantities) . Undoubtedly JSW is best and recommended one. We could have the quality at site confirmed by bar bending guys. JSW is highly recommended even with 5-6k premium.
7) The electric pipes of slab should always be heavy duty pipes. There are two coloured pipes,white and black. Always go for white coloured heavy duty pipes for slab. We brought VIP pipes which had hologram from near by shop. Be careful on these pipes as you bring these when slab work is near and you are in pressure to hurry up things
