Review Request on my 730 sq ft odd corner site

Hi All,

Hopes everyone is doing good, i am planning to construct duplex house on the existing ground floor.
its north east cornet plot measures
east side 22 feet
west side 19 feet
north and south 40 feet.
north side 40 feet road and after that park.


in the pdf - first floor plan - left side is east where kitcher is there, right side end is west with one room and toilet, middle Hall with dining and stair case for second floor.

please provide your valuable feedback on the duplex plan at the earliest as i am going to start in a week and cannot alter once its done.
please suggest on the areas which needs correction to get more space/ventilation/look/any input is welcome.

In a small site, do you really prefer to have two sets of stairs, which is eating up a lot of space ? Please see if you can creatively make it just one set..

If you get the two bathrooms to one side, you can simplify your plumbing.. (my construction, the most painful part was plumbing)

Hi Ganesh,

thank you very much for your valuable input.
basically the first set of stair (north side) is from existing ground floor to first floor which is outside. ground floor will be separate house. now the new duplex construction which i shared is first floor and second floor plan. from first floor till terrace there is only one set of stair which is on south side.
bathroom on second floor right side room (west side) i cannot move in line with left side room. since there is no window option for bathroom. this room is completely taken the full boundary on south west side.
any suggestion is welcome.
